Where to Stay in Marrakech: 6 Neighbourhoods Ranked
Location changes the character of a Marrakech stay more than any other single factor. A villa 25 minutes out is perfect for a slow week and frustrating for a packed three-day trip. Here is how the six main neighbourhoods actually feel, what they cost, and who they suit.
1. Palmeraie — The Classic Villa Zone
The Palmeraie is the established address for large villas in Marrakech. Walled estates sit among the palm groves, roughly 15 to 20 minutes from the Medina. It is quiet at night, offers genuine garden space, and is the easiest area for properties with seven to nine bedrooms. Nightly rates run from €500 for a mid-size villa to €2,400 for the largest estates. The trade-off is distance: if your days are packed with restaurant reservations and cultural visits, the Palmeraie adds 30 to 40 minutes of driving per day.
Best for: Families, celebrations, slow weeks, groups of six or more. Not ideal for: Short trips with a packed schedule.
2. Hivernage — The City-Centre Luxury Hub
Hivernage sits immediately south of the Medina walls and is where Marrakech's five-star hotels concentrate. It is the most walkable luxury district: restaurants, bars, and the Majorelle Garden are within 10 minutes on foot. Villas here are smaller (typically three to five bedrooms) and command a premium per square metre. Rates start around €600 per night. The atmosphere is urban and polished — less garden, more rooftop.
Best for: Couples, business travellers, food-focused trips. Not ideal for: Families wanting space and pool privacy.
3. Gueliz — The Modern City
Gueliz is Marrakech's modern commercial district. It has the best concentration of contemporary restaurants, galleries, and shops outside the Medina. Accommodation is mostly riads converted to boutique guesthouses and smaller villas. It is less "luxury estate" and more "urban base camp." Prices are lower (€200–€400 per night for quality riads). The trade-off is noise and density.
Best for: Solo travellers, younger couples, design-focused stays. Not ideal for: Anyone expecting a private villa with a pool.
4. Medina — The Historic Core
The Medina is the old city: riads, souks, and centuries of architecture. Staying here means waking to the call to prayer and walking through narrow alleys to dinner. Riads range from €150 to €800 per night. The experience is immersive and atmospheric, but cars cannot reach most properties — luggage is carried by porter. Privacy is limited compared to a villa.
Best for: First-time visitors, culture seekers, romantic short breaks. Not ideal for: Families with young children, anyone with mobility concerns, or guests who want a private pool.
5. Agdal — The Quiet Residential
Agdal is a residential district south of the Medina, popular with Marrakech residents. It has fewer luxury properties but offers good value: larger villas at lower prices (€300–€600 per night), wider streets, and easy access to the Menara Gardens. It is not a tourist destination — which is precisely its appeal for travellers who want to live like a local.
Best for: Longer stays, budget-conscious luxury, families wanting space without Palmeraie prices. Not ideal for: Guests who want to be in the centre of the action.
6. Ourika & Atlas Road — The Countryside Escape
South of Marrakech, the road to Ourika and the Atlas Mountains offers villas with open views, larger land, and genuine silence. The trade-off is 25 to 40 minutes of driving to the city centre. These properties suit travellers who want a retreat rather than a base: pool days, mountain excursions, and evenings on a private terrace. Rates are comparable to the Palmeraie (€400–€1,200 per night) but the land is larger.
Best for: Wellness retreats, couples, anyone wanting space and silence. Not ideal for: City-focused itineraries.
How to Choose
The decision framework is simple: if your days are packed with restaurants and cultural visits, stay in Hivernage or Gueliz. If you want a private villa with a pool and space, choose the Palmeraie or Ourika. If it is your first visit to Marrakech, spend two nights in the Medina for the experience, then move to a villa for the rest of the stay.
