The Six Villa Zones
Palmeraie — The Classic Estate Zone
Walled estates among palm groves, 15–20 minutes from the Medina. Best for large villas (5–9 bedrooms) with real garden space. Quiet at night. Rates: €500–€2,400. Best for: Families, celebrations, slow weeks. Not ideal for: Packed 3-day itineraries.
Hivernage — City-Centre Luxury
Immediately south of the Medina walls. Most walkable luxury district — restaurants, bars, Majorelle Garden within 10 minutes on foot. Villas are smaller (3–5 bedrooms) but command a premium per square metre. Rates: €600–€1,200. Best for: Couples, business travellers, food-focused trips.
Gueliz — Modern Urban Base
Marrakech's modern commercial district. Best concentration of contemporary restaurants and galleries. Mostly riads and smaller villas. Rates: €200–€400 for quality riads. Best for: Solo travellers, design-focused stays. Not ideal for: Anyone expecting a private villa with pool.
Medina — Historic Immersion
The old city: riads, souks, centuries of architecture. Cars cannot reach most properties — luggage carried by porter. Rates: €150–€800. Best for: First-time visitors, culture seekers, romantic short breaks. Not ideal for: Families with young children or mobility concerns.
Agdal — Quiet Residential Value
Residential district south of the Medina. Fewer luxury properties but better value: larger villas at lower prices (€300–€600), wider streets, easy access to Menara Gardens. Best for: Longer stays, budget-conscious luxury, families wanting space without Palmeraie prices.
Ourika & Atlas Road — Countryside Escape
South of Marrakech, open views, larger land, genuine silence. 25–40 minutes driving to city centre. Rates: €400–€1,200. Best for: Wellness retreats, couples, anyone wanting space and silence. Not ideal for: City-focused itineraries.
Pool Types: What to Ask For
- Heated pool — essential for winter stays (Nov–Mar). Not all villas support it. Ask before booking.
- Infinity pool — aesthetic but often smaller. Check dimensions if you plan to swim laps.
- Kids-safe pool — shallow end, fenced area. Not standard — request specifically.
- Pool heating cost — usually €30–€60/day extra. Confirm in writing.
Staff: What's Included vs. Extra
| Included (standard) | Arranged on request (quoted separately) |
|---|---|
| Daily housekeeping, linen, towels | Private chef (by day or single dinner) |
| Welcome orientation on arrival | Dedicated driver with vehicle |
| Direct WhatsApp line to concierge | In-villa spa and massage |
| Caretaker on site (most villas) | Pool heating, babysitting |
| Airport meet-and-greet (optional add-on) | Event setup (birthdays, proposals) |
How Booking Works
- Send your dates, group size, preferred area, and budget range.
- We come back within one working day with a shortlist of genuinely available villas — real photos, exact nightly rate, what's included.
- Nothing is charged at that stage. No commitment.
- When you choose a property, we confirm with the owner, issue the reservation, and agree deposit terms in writing before any payment.
Peak periods (Christmas, New Year, Easter, spring/autumn shoulder seasons) are booked months ahead. The larger estates go first. For those dates, enquire early even if your plans aren't final.
Red Flags to Avoid
- "Villa available" without confirmation — many listings are not owner-verified. Always confirm availability property by property.
- No price on the listing — if a villa has no rate, it's either overpriced or unmanaged.
- Photos that look like a hotel — some "villas" are actually hotel suites rebranded. Ask for the exact address.
- No concierge contact — if there's no WhatsApp line or phone number, you'll be managing the stay yourself.
How to Choose: The Decision Framework
Packed days (restaurants, culture, shopping): Hivernage or Gueliz. You'll save 30–40 minutes of driving per day.
Slow week with pool and garden: Palmeraie or Ourika. Space, silence, and privacy.
First visit to Marrakech: Two nights in the Medina for the experience, then move to a villa for the rest.
Large group (8+): Palmeraie estates with 7–9 bedrooms. Book 3–4 months ahead for peak season.
